4. Underwrite the Investment Conservatively

Underwriting should include historical operations, current income and expenses, realistic rent growth, vacancy, renovation costs, debt-service requirements, reserves, and possible exit scenarios.

Sensitivity analysis can help investors understand how the investment may perform if rents grow more slowly, expenses increase, renovations take longer, interest rates change, or the property is sold at a less favorable valuation.
